The Toronto Stock Exchange Tower
 
Gentra Canada Incorporated retained ENERPLAN BUILDING CONSULTANTS to develop a Plan of Action for the remedial work to the roof and wall systems at this landmark office tower in downtown Toronto. Our investigation of the roof found it in need of replacement and the large granite panels that make up the majority of the walls were found to be in need of remedial work, including the complete replacement of the sealant around each panel. After carrying out a series of tests and mock-ups to determine the best remedial strategies and materials, we prepared the Specifications and Tender Documents, and provided the Project Management Services for this million dollar rehabilitation project.

1 St. Clair Avenue West (Toronto)

Faced with on-going chronic water leakage at their building at 1 St. Clair Avenue West, the Canadian Imperial Bank of Commerce Development Corporation retained ENERPLAN BUILDING CONSULTANTS to Design and Project Manage the reroofing and recaulking of this high-rise building in uptown Toronto. A state-of-the-art silicone sealant was tested and found to be the best sealant for the joints in this unique wall system.

2 Bloor Street West Cumberland Terrace (Toronto)

Hammerson Canada retained ENERPLAN BUILDING CONSULTANTS to develop a remedial repair strategy for dealing with chronic water infiltration problems through the roof and walls at this office tower.

ENERPLAN performed a series of swing stage reviews of each building elevation and carried out testing procedures on the panels, caulking, roofing membrane, and the other building envelope components. A Remedial Measures Action Plan Report was prepared complete with colour photographs and a step-by-step plan. ENERPLAN, subsequently, designed and Project Managed the roof replacement and the refurbishment of the exterior walls

Metropolitan Toronto Condominium Corporation No. 864 (Toronto)

In order to get control of their Condominium development, the Board of Directors of the Marina Del Rey Condominium retained ENERPLAN to work with them in the development of a short term action plan to deal with a number of chronic problems. The Board of Directors were also in need of a proper Reserve Fund Study that gave them the flexibility to adjust their annual allocations and to revise their major repair and maintenance strategy plan as circumstances changed.

ENERPLAN BUILDING CONSULTANTS prepared a comprehensive Remedial Measures Action Plan and a Reserve Fund Study and, subsequently, carried out the all steps of the recommended action plan. This work included preparation of detailed Specifications and tendering for the recaulking and other building envelope remedial work to solve the historic water penetration issues.

Halton Condominium Corporation No. 34 (Burlington)

This high-rise Condominium in Burlington was faced with on-going water leakage that started one year after the initial construction, some 25 years ago. Numerous remedial measures were attempted, however, none of these solutions seemed to last more than two years.

ENERPLAN BUILDING CONSULTANTS was retained to carry out a comprehensive inspection of the wall system to analyze the symptoms, and to determine the cause of the problems. Subsequently, ENERPLAN developed a long term solution that featured a new exterior insulated wall system (EIFS). The Board of Directors reviewed our Report and decided to follow our recommendations. Detailed Specifications, Drawings, and a Tender Document were prepared. The Project was tendered and the rehabilitation is now complete. Fairlea Co-operative (Ottawa)

Fairlea Co-operative located in Ottawa is a two phase Co-operative development that had many construction deficiencies and were in need of a comprehensive "plan of action" to deal with their issues over both the short and the long term.

ENERPLAN BUILDING CONSULTANTS was retained to carry out a Remedial Measures Action Plan (REMAP) and a Reserve Fund Study, which would integrate the results of the REMAP. The Remedial Measures Action Plan provided the Co-operative with a short term plan complete with remedial solutions, budget costs, and a prioritized Action Plan.

The Reserve Fund Study presented a long term financial plan that will assist the Co-operative in ensuring they have sufficient funds for their future repairs and replacements.

Ellen McGreal Co-operative (Toronto)

This Co-operative completed the three Phase remedial plan presented in ENERPLAN's Remedial Measures Action Plan developed for the Board of Directors. The first phase involved the replacement of all of the windows in the townhouse portion of this large development.

ENERPLAN's design of the replacement windows included the complete removal of the entire original window and frame. A unique interior trim that was also designed to be prefabricated off site resulted in an airtight and aesthetically pleasing design.

Nevada Light and Power (Las Vegas)

The Nevada Light and Power Company purchased a large quantity of ENERPLAN's "House As A System" training booklets and is using our "Systems Approach" training techniques to train a work force of professionals in the Las Vegas area in the field of Air Sealing and Envelope Remedial Work.
